Didn't want to hijack Lumpy's thread, so I started my own.

The wife bought this house at a sherrif's auction for $1500. We did find out that there's a lein on it, 61k, but its alot lower than the price range we were looking at before. Almost 3 acres, small little house but looks to be at least 2 bedrooms, just needs fixed up a little. Haven't actually been inside yet, having a little trouble with the guy that used to live there. Its been vacant for months, but his crap is still in there, and he supposely has the only set of keys. We're going to get in and change the locks tonight or tomorrow. The guy told us he would have his stuff out on Friday and give us the keys, but he never showed up. Pretty much since he hasn't lived there, all the utilities have been shut off for months, the courts would see it as abandonment.

I uploaded pics to my own webspace, but left them large so that viewers can see everything. So 56k users, beware

Oh, and in a couple of the last pics, there's a "sign" I found that tells me that this house was meant for us :lol

Looks like you got a great deal. Very nice land and house.

Where is the house, if you don't mind me asking? My parents and me will be moving up to the Pa/NY border, outside of Wellsville and Olean, next year, and the land they bought looks really similar to the land around your house. Might be in the same general area.

Not yet. But we talked to one of the neighbor's yesterday. All the houses around us are $300k+. Neighbor's house was appraised at $340k. Ours wouldn't be that much, but the other houses around it would make it higher. The land itself would probably be worth at least $40k

    Little bit of an update:

The guy that had the keys never showed up. The wife and her dad had to break into the place and replace the locks. They found a leather couch, love seat, a big tv, and a king size bed in the place. I've had people tell me that we have to keep his stuff for 2 years, but our current landlord says that he's run into a similar situation and he only had to keep the stuff for 10 days. So... we'll see. Maybe I'll end up with a new couch and tv...

Don't know if the wife took pics, I'll take some tomorrow if she didn't.

    Wow...

Kind of reminds me of a story my parents mentioned as they were working on moving into the farmhouse we currently live in.

The previous owner was told to be out of the house by a certain day and time. On the day my parents came to move in, the owner had yet to move out and take his stuff with him. So my parents literally told the guy to get out that they were moving in; the guy ended up moving out as they were working on moving in.

And my brother had problems with his now ex-roommate well over a couple of years ago, the ex-roommate has now been long gone, and he still has some of his stuff upstairs at my brother's place. Seriously...

From what I understand from the neighbors, is that his sister owned the house. He was suppose to pay rent for living there, but never did. She kicked him out months ago, all the utilities were shut off, it was so long ago, that the gas company removed the gas meter. He had plenty of time to get his stuff between then and now. We bought the place over a week ago, and asked him then to get it out. He told my father in law that he would have it out by Friday. Friday came, he never showed up. Father in law talked to him yesterday, said he'd meet us between noon and 2pm today to give us the keys and get the rest of the stuff. Again, never showed up. As far as I'm concerned, he doesn't want the stuff, so we'll probably keep it. Use what we can and get rid of the rest.

Got inside to take pics today
Dude left all his crap in the house. We'll have to get rid of it as well as move our stuff in. Plus the roof leaks in a few spots, so we'll have to fix that. Not sure if its mold or dust from when they tried to work on the ceiling, but there's something on the couch. Dude even left his clothes.

Found a slim PS2 with 16 games. And a sealed box set of Seinfeld, seasons 1,2, and 3

Supposedly, the dude called my father in law and came and got his stuff out. We'll see what's left to clean up tomorrow.
